Online Building Permit Application
Before submitting your Building Permit Application, please refer to our Electronic Building Permit Submission Standards document which explains how to prepare your digital drawings and documentation files for application. In addition, please refer to the Building Services Building Permit Application page for checklists for required items to include in your submission package and for current building permit fees.
For all Revisions to an already issued permit, please fill out the below form and submit a complete Revision Application form.
Ontario has released a new 2024 Building Code replacing O.Reg. 332/12. The new 2024 Ontario Building Code, O.Reg. 163/24 is in effect as of January 1, 2025.
Beginning January 1, 2025, all building permit applications submitted must be designed using the 2024 Ontario Building Code unless the applicant can demonstrate that their working drawings were substantially complete by December 31, 2024.
The acceptance of building permit applications submitted after December 31, 2024, that conforms with the previous 2012 Ontario Building Code will be determined by the Chief Building Official or their designate.

What to expect during your online application process:
- Complete the Online Application form below, ensuring all mandatory fields are filled out, and attach your completed Building Permit Application form or Revision Application form. Please complete the form below once per separate permit application form.
- To fill out and upload the appropriate form you must click the link, download the document, edit it to include all required information, and save it to be ready to be uploaded
- You will receive an email to the address you provided that will contain a link to a folder where you can upload all relevant drawing and documentation files for your application (only the email address provided for the form below will be able to access the link) – please save this email until permit issuance as you may be required to upload further documentation during the application process, and will download all finalized and issued drawings by accessing this link
- If you’re not already signed into a Microsoft account on your computer, the link will prompt you to sign in or sign up for an account (this only requires an email address and a password)
- Once our Building Permit Intake Analysts have reviewed the submitted files for application completion, you will receive further emails confirming we have accepted your application (including if there were any noted missing documents based on initial screening), and an email regarding the preliminary permit fee total with available payment options (please note further fees may be required to be paid after our detailed plans review). Payment of fees are required to begin processing the permit application.
- We will then proceed with our review of your permit application
- You will be notified by email if you have any outstanding deficiencies with the submitted drawings and documentation found during review
- When your permit has been issued you will be contacted and directed to the original link emailed to you to find and download all approved drawings and documentation, including a copy of your building permit card and your building permit fee receipt
- All required inspections for the permit will be found on the permit card with contact information for scheduling and the approved and issued drawings must be available on site at time of inspection

For all Resubmissions of drawings and documentation during the review process of your online building permit application, please ensure that you upload them to the original link emailed to you for your initial application.
